Heated year-round, it turns the backyard into a four-season escape. 🎬 OUTDOOR MOVIE THEATER Settle onto the couch beneath the covered outdoor theater and enjoy a movie on the projector and screen. Add a fire nearby and a cool Kansas City evening, and staying in starts sounding better than going out. 🔥 FIRESIDE EVENINGS Gather around the wood-burning fire pit for conversation, marshmallows, or a quiet evening beneath the stars. 🍹 OUTDOOR BAR & TV Pull up a seat, pour a drink, and catch the game without leaving the backyard. 🌿 GAZEBOS, GARDENS & PLACES TO UNWIND Multiple furnished gazebos and lounge spaces are tucked throughout the backyard alongside extensive seasonal gardens. Smoking is only allowed outside and not inside the home. There are smoke monitors in the home and smoking in the home will result in a $500 cleaning fees. If caught smoking in the home you will be asked to leave without a refund. All smoking paraphernalia and butts must be disposed of. There will be additional cleaning fees for butts that are not properly disposed of. No cats allowed in the home. Unregistered dogs will result in a $50 per day/ per pet fee. All dog waste must be disposed of properly and picked up from the yard. Per fees do not include damage or cleaning of dog waste. You may use the grill. Cleaning the grill is not included in the cleaning fees. If the grill is not cleaned, it will result in a 50 dollar cleaning fee. No glass in the backyard or anywhere on the patios. No diapers, food or drink in the pool spa. If the water must be drained due to inappropriate materials or liquids in the pool spa, it will result in a $500 cleaning fee. Extra Guests: No additional guests are allowed on the property other than those registered on the reservation. If the reservation is for six, for example, no more than six guests can be on the property at any time. If extra guests are found, they will be immediately asked to leave and a $50 per person charge will be assessed. Quiet hours are from 11-7 indoors And 10-8 outdoors.

Resident animals: Dogs and cats live with the owners but do not enter the guest residence or guest backyard. Some shared airflow means the home may not suit guests with significant pet allergies. Traffic noise & road visibility: The backyard is near a road, and some traffic noise may be audible outdoors (not inside the home). When trees are in leaf, the road is fully screened from view; outside of that season, the road may be visible through the trees. Swim spa: This is a 17-foot, ~2,500-gallon heated swim spa (not a conventional pool or small hot tub). It's heated year-round, but temperature changes gradually (~2–3°F/hour) and may be slower in extreme weather. Swim-current jets can create a powerful current — please follow all posted safety rules. Child & water safety: The property is not childproofed and the swim spa is unfenced. No lifeguard, safety gate, or water supervision is provided. Children and inexperienced swimmers require continuous, direct adult supervision. Pet policy: Dogs only — no cats or other animals. Pet dogs and ESA dogs require advance written approval via Airbnb messaging ($50/dog/night; service dogs exempt per Airbnb's Accessibility Policy). Dogs must be housebroken, supervised outdoors, kept off garden beds and out of the spa, and never left alone without prior approval. Occupancy & guests: Kansas City prohibits use of short-term rentals for parties, events, or gatherings with nonresident guests. Max 8 people on the property at any time — only guests on the reservation may use the home or amenities. Smoking/vaping: Prohibited indoors (including marijuana). Permitted outdoors only, with proper disposal — indoor violations incur a $250 fee. Gardens & seasonal décor: The look of the gardens and yard changes with the season, and seasonal décor may be present. Guests preferring neutral décor may request it in advance. Security cameras: Six exterior cameras are active during reservations, covering the driveway and all exterior entry points (front doorway/entrance, driveway, front entrance, back deck stairs, and backyard gate). The Ring doorbell may capture video and audio. No camera is directed at the swim spa, and none are located inside the guest residence. Tampering with cameras or safety equipment will be documented and reported to Airbnb.
